Knoll Park Residences

Located just two blocks from the heart of downtown Fairhope, Knoll Park Flats looks out over historic Knoll Park and Mobile Bay.

Eight three-story painted brick townhomes with charming architectural details are housed in four duplexes, with a common space for outdoor entertaining. Each residence has 4 bedrooms and 3 1/2 baths, and is outfitted with an elevator and a two-car garage for accessibility and convenience. Homeowners can enjoy views of Knoll Park and adjacent woods from an outdoor balcony and private screened porch. The design is inspired by Cape Dutch architecture, which adapts durable traditional elements from the Netherlands, Germany, and France to the needs of a hot climate.

All residences were designed in accordance with the DOE’s Zero Energy Ready Home program guidelines, which prescribes rigorous requirements for energy efficiency and indoor air quality. Homebuyers can opt for a solar upgrade, additional performance testing, and inspections in order to certify their home though the program.

Durability and ease of maintenance are critical elements for potential homeowners.

All residences will achieve Fortified™ Gold Certification, allowing homeowners to spend less time thinking about maintenance and utility bills, and more time thinking about their next symphony on the bluff or First Friday artwalk with friends.

Project type: multi-family residential new construction

Knoll Park Longleaf Pine Ecosystem

The Residences are located across the street from Knoll Park, a unique longleaf pine ecosystem in the heart of Fairhope, recently designated a Butterfly Sanctuary. The photos below highlight the walking trails and butterfly and bird attracting native plants, that are just across Fairhope Avenue. Residents will have front row seats for the annual migration of monarch butterflies and neotropical birds across the gulf. The landscape design for the Residences at Knoll Park is formal, but will incorporate native flowering and fruiting plants to complement Fairhope’s tradition of welcoming our seasonal visitors, both feathered birds and human “snow birds,” with flowers.
